Do I need a Guarantor?

A: Yes, as a tenant, you will be asked to provide a guarantor for your tenancy. A guarantor is someone who guarantees the rent on your behalf (usually a family member). They will be liable for any payments that you cannot meet within the given deadlines. For termly payment options, you must have a UK guarantor. If your guarantor is based outside of the UK, you must opt for an annual in advance payment option. Your Guarantor will be required to sign your Tenancy Agreement and provide proof of ID.

Can I make a group booking?

A: Yes, we welcome groups of friends to CityBlock. Our dedicated lettings team will offer you a range of room types to suit all budgets so that you and your friends can live together. Just click here & we will do our best to ensure you are all allocated to the same flat.

Are all the rooms ensuite?

A: Yes, all room types at all CityBlock locations have ensuite facilities to allow complete privacy during your stay and no queuing for the bathroom!

Are there different types of rooms available?

A: Yes, CityBlock recognise that students have different requirements and as a result want a choice with regards to their accommodation needs. With this in mind CityBlock have designed 10 different room types across our blocks to suit varying budgets.

Check In/Welcome

How does my check in appointment work?

A: You will need to book a check in appointment to ensure a member of the team is ready to welcome you to CityBlock.

During your check in we will show you to your room, run through a few bits of paperwork and then you can unpack all your belongings.

When will I get the keys to my new home?

A: The keys will be handed to you at your check in appointment.

What do I need to bring?

A: You will need to bring your personal belongings including pillows, duvet, bed linen, towel, toiletries, kitchen consumables, laptop/computer.

Some of our sites have fully equipped kitchens; please check your location for further details.

Do I need to go through the whole check in process if I lived in CityBlock before?

A: If you lived with us before, you can take full advantage of our express check in and also be able to store limited belongings in your room over the summer!

Do I need to do anything before I check in?

A: Yes, before you can check in, we must have received your first rent instalment and completed tenancy agreement.

Living At CityBlock

Is There A Connection Charge For The Internet?

A: No. A data connection point is available in each bedroom and communal area. We also offer Wi-Fi in all blocks with no connection fee. StudentCom also offer optional communication and entertaining packages including TV and radio channels, data back up, gaming and web security.

Can I Smoke?

A: CityBlock has adopted a no smoking policy for your safety and the comfort of other residents. This includes the use of E-cigarettes and vape pens.

How Will I Get My Post & parcels?

A: Each flat within CityBlock has a communal post box and each studio has its own individual post box. All post boxes are located in the entrance foyer and are lockable. Staff are available to accept your parcels.

Will My Room Be Cleaned?

A: The service is not offered at all sites. Where it isthe cleaning service is included in your rent (not included at Durham). All rooms and studios are cleaned weekly and communal areas are cleaned at least twice per week.

Is There Car Parking Available?

A: No, as all of our sites are in city centre locations we are unable to provide parking. We are always happy to advise on alternative parking options locally.

Is There A Warden On Site?

A: CityBlock is designed for independent living. In each city we have an on-site lettings office with an experienced and friendly lettings team on hand during normal working hours for your peace of mind. Our staff are also mulit-lingual. Out of hours there is emergency security cover (including bank holidays and weekends).

Do I Need To Move Out During Christmas And Easter Holidays?

A: No, typical tenancy lengths at CityBlock cover the Christmas and Easter holidays.

Are Laundry Facilities Available?

A: Yes, all our blocks have 24 hour laundry facilities on-site with card operated washers and dryers with access to irons and ironing boards.

Payment/Money/Budgeting

When do I pay my rent?

A: Our weekly room rates are all-inclusive with flexible payment options available. Rent can be paid fully in advance which qualifies you for a 3% discount (on 50+ week bookings) or you can pay in termly instalments (August, October, January and April)

How Much Is The Deposit?

A: To reserve a room we require a £200 reservation fee (single rooms) or £300 (studio rooms). £50 is a non-refundable administration fee and the remaining amount is then registered as a refundable deposit with the Deposit Protection Service.

What Happens To My Refundable Deposit?

A: All deposits are protected and logged with the Deposit Protection Service within 28 days of signing an Assured Shorthold Tenancy Agreement. At the end of your tenancy period, your deposit will be refunded in full, less any charges for damages and/or outstanding rent/invoices.

A: CityBlock offers great value student living! Room rates are all inclusive (including gas, electric, water, internet etc.) to help you to budget your living expenses whilst at University.

Do I Need To Pay Council Tax?

A: No, as all residents in CityBlock are students then a full exemption applies. We will ask you to provide an exemption certificate when you move in. This is readily available from your University.

Do I Need My Own Insurance?

A: Each resident is responsible for the insurance of their own personal possessions. Our preferred partner is Endsleigh Insurance who are able to offer a specialist service to our residents if required.

Do I Need A Tv Licence?

A: CityBlock pay for the TV licence for the communal living rooms. Students are responsible for their own individual bedroom or studio. For more information on TV Licensing visit www.tvlicensing.co.uk

Check Out

How does my check out appointment work?

A: You will need to book a check out appointment with the lettings team.

During the appointment your room and communal area (if applicable) will be inspected for cleanliness, damages and missing items.

When do I hand over my keys?

A: Your keys will be collected at your check out appointment.

How about my deposit refund?

A: The refund of your deposit will be processed within 4 weeks of the end of your tenancy. Any damages and/or outstanding rent/invoices will be deducted from your deposit.

What if I have stuff I don’t need anymore?

A: If you have any unwanted items, e.g. un-perishable, unopened food or good quality items, please place them in the recycling tubs in your communal area. We will recycle and donate them to local charities and food banks.

What will happen with my post?

A: We offer a mail forwarding service for a period of 4 weeks after you move out, so if you would like us to forward your post, please provide us with an address.

After this 4 week period, any post received will be returned to the sender.
